What you get

Five Oceans sits on Jl. Karang Suwung in Tibubeneng, the residential side of Canggu, away from the Batu Bolong strip. Warungs, cafés and spas start 200 meters from the gate. Nelayan Beach is about 1.7 km off and Batu Bolong about two. It's a gated compound of 61 units sharing a reception, a restaurant and an admin building.

The mix breaks down like this: 17 apartments of 47 m² (≈ 505 sq ft), 20 one-bedroom villas of 72 m², 13 two-bedroom villas of 95 m² and 11 three-bedroom villas of 114 m². Every villa has its own pool and a yard off the living room, which is what guests pay extra for. The developer finished the compound in late 2024, and OXO manages the rentals. We check the furniture list against the contract appendix.

The land sits in a tourism zone, and the project holds its building approval (PBG). You buy a leasehold, but the materials we have don't state the number of years, so we've asked the developer. Prices: Rp 2.60 bn for an apartment, Rp 4.42 bn for a one-bedroom villa, Rp 5.13 bn for two bedrooms and Rp 7.17 bn for three. Extension terms come with the lease answer.

Ownership & what you actually get

Five Oceans sells on leasehold. The developer hasn't given us the term or the extension conditions yet, and we won't guess them. Since the buildings are finished, you reserve, we check the land, the PBG and the lease, then you sign the lease agreement at a notary and pay on signing. We also request the SLF and the rental license for the completed compound.

Before you pay a deposit, we check the land, the permits and who is selling, then hand you a written report that lists anything still open.

Zero. Our commission comes out of the developer's side, so the list price is all you pay. We fund the pre-deposit checks ourselves. At Five Oceans we request the lease term and extension terms, an RDTR zoning extract, the PBG number, the SLF and the rental license. You get the findings in a written report.

Can I buy at Five Oceans without flying to Bali?

Yes. We walk you through a unit on a live Zoom call, and a notary signs the lease on your behalf under a power of attorney. Because the compound is finished, we inspect the finishes, appliances and shared grounds against a signed report. Your money moves when the lease is signed at the notary, not before.

How long is the leasehold at Five Oceans?

It's a leasehold, and our listing database confirms that much. The developer hasn't named the number of years in the materials we hold, so we don't print a figure or guess one. We request the term and the extension conditions before any deposit and write them into the contract. Until then, we don't estimate an exit price.

Where do the yield numbers come from?
