How it works

Four steps from form to closing

One named broker handles your property, not a “department.” We do the checks and the listing prep ourselves, at no cost to you.

  • Document check, 1–2 days. Title, zoning under the RDTR, building approval (PBG), certificate of occupancy (SLF), rental license (NIB). We tell you plainly what can sell as it is and what needs fixing before it goes on the market.
  • Listing prep, 3–5 days. A buyer's calculation in net income, not brochure percentages. Copy, a photo shoot or your own material, and a property page in our catalog with full SEO markup.
  • Viewings and sale. Mailouts to our buyers, paid ads, Zoom tours and in-person viewings. We field the buyers' objections, and you get feedback after every viewing.
  • Closing. Legal support, the PPJB, payments, handover. The seller pays commission at closing, and we agree the amount before signing the agency agreement.

What we check before a listing goes live

We don't take on properties we can't stand behind in front of a buyer. The check is on us and costs you nothing.

Lease term

Who the certificate names as owner, what the title is, how many leasehold years really remain and how the extension is written.

Zoning and permits

The plot's zoning under the RDTR, PBG and SLF, and whether there's an NIB. Green and agricultural zones don't allow commercial rental. We'll tell you up front, not after a deposit.

Price against the market

We compare it with closed deals and current listings in the area. If the price sits above market, we'll show you the numbers and explain what it does to your time on market.

No property goes into our catalog with a promised “up to 20%” yield. We show net income after management, tax and empty nights. Buyers trust a number like that, and the deal doesn't fall apart at due diligence.

What does listing cost?

Listing, the document check and listing prep are free. You pay commission only on a closed deal, out of the sale proceeds, and we agree it in writing before we start. No upfront “marketing” fees.

Do you require an exclusive?

No. We work on open listings too, but an exclusive gets your property more: a photo shoot, its own page, a mailout to our buyers and priority in viewings. We settle the terms before signing.

My property is held by a nominee. Will you take it?

Not as it stands. Under Perda 4/2026, a nominee setup carries criminal risk for both sides, and a buyer who understands the structure will walk away. We can talk about restructuring into leasehold or a PT PMA, and then the property can go on sale.

What if my documents aren't ready yet?

That's normal. Half the market sells off-plan. We'll show the real PBG, SLF and NIB status on the listing and tie the buyer's payments to construction stages, not calendar dates.

Who will handle my property?

One named broker, not a “department.” The same person runs viewings and negotiations and reports back after each viewing: what buyers asked, what bothered them, why they passed.

What happens to what I send?

It goes to the broker who handles listings and stays in our CRM for that conversation. We don't add sellers to a cold-call list or pass the details to anyone outside the deal. If you'd rather keep the whole thing in your own messenger, send the text there instead.
