Who runs the site

Rise Real Bali runs riserealbali.com. We are a real estate agency based in Bali, Indonesia.

What the listings are

The site is an information catalog. Developers and owners supply the descriptions, prices, handover dates, floor plans and permit status, and they can change any of it without notice. Before you pay anything, we check each detail against the documents.

Nothing on this site is a public offer, a binding quote or personal investment advice. The decision to buy is yours. We provide our services under Indonesian law and a separate written agreement.

Prices and currency

Prices on the site are in Indonesian rupiah (IDR, shown as Rp), as Indonesian Law No. 7 of 2011 on Currency requires for transactions in Indonesia. The contract sets the amount and the payment schedule. If you pay from abroad, the contract also fixes the conversion rate on the payment date. A price shown on this site does not.

Yield estimates

Every yield figure on the site comes from our own model, with its assumptions shown next to it: average daily rate, occupancy rate and the share of revenue that goes to operating expenses. It is an estimate, not a promise of income. The Disclaimer explains how the model works.

Content and intellectual property

Rise Real Bali owns the texts, design, calculation models, site structure and brand elements. You may quote short passages with a credit to Rise Real Bali. Copying larger parts of the site requires our written permission.

Developers, owners and management companies supply the property images, renders and floor plans, or we take them from their official materials. Their owners keep the rights. We use them only to describe the specific property they show. If you hold rights to an image or text here and believe we use it wrongly, write to [email protected]. Once you confirm your rights, we will remove or replace it.

Links to other services

The only external links on the site lead to the messenger we use to talk to clients (WhatsApp) and to our Instagram account. We are not responsible for the content, availability or privacy practices of those services.

Liability

We work to keep the information on the site accurate and complete. To the extent the law allows, we are not liable for losses from relying on it without checking the documents for the specific property. Nothing in these terms limits liability that cannot be limited by law.

Applicable law

The laws of the Republic of Indonesia govern these terms. If you are a consumer living in the EU or the UK, you keep the protection of the mandatory consumer laws of your country.
