Property

What you get

Sunny Aparts II is a four-story block of studio apartments around a shared pool, and the developer's pin puts it in Berawa, Canggu. The availability sheet counts 48 units, with two commercial spaces on the ground floor. The developer quotes 35 minutes to the airport by car or scooter.

Residents get a restaurant, a gym, a sauna with a hammam, an ice bath, a screening room and even a recording studio. A rooftop faces the sunset, and there's parking on site. The developer specs Grohe taps, Daikin air conditioning, Blum drawer hardware, King Koil beds and solid teak. Your price covers furniture, appliances, tableware and textiles, listed item by item in a contract appendix.

The sheet sets a 30-year land lease to 2055. A 20-year extension follows. Of 48 units, 46 have sold and one is on hold. Studio 308, 40 m² (≈ 430 sq ft) on the third floor, sunset side, is free for Rp 2.74 bn. Every key paper is in place: the selling company, zoning, building approval, SLF and rental license.

The developer's sheet is our source here: unit 31 (door 308) is free, unit 47 (door 402) is on hold, and the other 46 have sold. The building also has 45 m² and 50 m² layouts, all gone. Other tabs in the same file show higher prices, so we work from the latest sheet.

Ownership

Ownership & what you actually get

Here the paperwork is already done. You take a leasehold (Hak Sewa) registered at a notary in your name or your company's: 30 years to 2055, then a 20-year extension written into the land lease. The PBG, the SLF and the short-term rental license exist today, and copies come with our report before you pay.

Before you pay a deposit, we check the land, the permits and who is selling, then hand you a written report that lists anything still open.

Location

Location: Berawa · Canggu

Berawa draws beach-club regulars, international-school families and people staying for months. It's also where Canggu traffic is thickest and rental listings compete hardest.

With Atlas a few minutes' walk away and a gym in the building, this studio suits guests who want the beach and a workout without a scooter. Season traffic is the trade-off.

Questions about Sunny Aparts II

What does Rise Real Bali charge when I buy at Sunny Aparts II?

Our fee isn't yours to pay: the developer covers it, and the studio costs what the sheet says. We still check everything first. Before the deposit, at our expense, we go through the land lease, the permits, the SLF and the rental license. You receive a written summary, including anything left open, and decide on the reservation with it in hand.

Can I buy the Sunny Aparts II studio from overseas?

Yes. We walk the studio on a live Zoom call, and the deal runs through a notary acting on your power of attorney. We agree the deposit and its terms in writing before any transfer. On handover we check the unit against the inventory and send you a photo report, so there's no need to fly in.

How much is a studio at Sunny Aparts II?

One studio out of 48 units is free on the developer's sheet: door 308 on the third floor, 40 m², for Rp 2.74 bn. A second 40 m² studio is on hold. Furniture, appliances and textiles are part of the price. We confirm the figure and availability with the developer in writing before you reserve.

What ownership do I get at Sunny Aparts II?

A leasehold registered at a notary: the land is leased for 30 years to 2055, with a further 20 years set out in the lease. Freehold (Hak Milik) stays closed to foreigners. We confirm the landowner and the extension cost ahead of any deposit; your remaining years start at the deal date.

Where do the yield numbers come from?

The developer claims 10.39% a year at Rp 1.4 million a night and 80% occupancy. That's revenue before expenses, and we show it as stated. Our model works differently: AirROI nightly data for Berawa corrected for studio size, occupancy for professionally managed units, and 40% of revenue in costs. It stays an estimate.
