This completed four-bedroom villa in Pererenan sells for Rp 15.14 bn on a 27-year leasehold. The 293 m² house of polished concrete and black-framed glass covers less than half of its 768 m² plot, which leaves room for a garden, a lawn and a 12 m² pool. Every bedroom has its own bathroom. The owner finished it in August 2025, and the furniture stays.

Property
The villa stands in northern Pererenan, out among the rice fields. The beach is nine minutes by scooter, Batu Bolong eleven. At 768 m² (≈ 8,265 sq ft) the land is large even for this part of the district, and the house leaves most of it to garden and grass. That spare ground is rare this close to Canggu.
The design keeps to a short list of materials: gray polished concrete, glass in black frames and timber in the kitchen. Living room and kitchen share one open space that steps straight out to the garden. All four bedrooms come with their own bathroom, and one has a stone tub set in a lounge corner. The furniture and appliances are staying, which lets you move in or sign a long-term tenant without a fit-out.
The owner finished the house in August 2025. The lease runs 27 years, and the materials offer no extension. In our listing database the plot falls in a yellow, residential zone. Asking price is Rp 15.14 bn. We still need the owner to produce the PBG number, SLF paperwork and a rental license, ideally before any deposit.

The deal is a 27-year leasehold with no renewal on paper, signed before a notary after our checks. From the owner we're still gathering the permit set, meaning PBG and SLF along with the rental license (NIB). The yellow residential zone also limits what you can do with the spare land around the house.

Northern Pererenan means rice fields, new villas and narrow lanes. The ocean is farther away, but plots run bigger and evenings stay quieter.

Pererenan and Seseh beaches are about 2 km off, Batu Bolong about 2.5 km. Expect fields and new builds on the way.

No. The seller pays us, so our commission is already folded into the asking price. Before your deposit, we cover the cost of checking the owner's right, the remaining 27 lease years and whatever renewal wording exists, zoning under RDTR, plus the PBG and SLF. You receive the findings on paper, open points included, and hear about any mismatch before paying.
Tour it on Zoom first. A notary then signs under your power of attorney. Because everything's built and furnished, our team goes room by room against the inventory, noting the state of walls, pool and appliances. Your payment clears as the lease passes over. We receive the keys and documents locally, so the flight stays optional.
We haven't posted any here. Our rate files cover a different class of property than a large private home like this one. Ask, and we'll model this villa from scratch: an area nightly rate, low and high occupancy levels, and costs held at 40% of revenue. Expect an estimate, never a guarantee.
There's room on the ground, but zoning decides. The yellow residential zone limits density and use, and the regency may refuse a second house meant for rental.
