PERERENAN · ID RR-4672
This completed two-bedroom villa in Pererenan has 151 m² of space on a 145 m² plot and costs Rp 5.63 bn on a 28-year leasehold. It has three bathrooms, a courtyard pool with a gazebo, and rice fields in view from the upstairs hall. The owner finished it in March 2026 and leaves the furniture.

Property
A three-minute scooter hop gets you to Pererenan Beach, four to Seseh. Even so, the upstairs hall looks straight over a rice field. That view gets rarer every year here, as new villas keep rising on the paddies around the village. A house that still faces green holds its appeal for guests and for the next buyer.
Downstairs, a sunken sofa anchors the living room. The island kitchen and a dining table sit alongside, and a wall of glass opens onto the pool and its gazebo, so the whole ground floor feels like one room. The bedrooms and a hall with a big window over the fields take the upper floor. The main bathroom has a freestanding tub. Air conditioning is fitted, and the price covers the furniture.
The owner finished the house in March 2026, and the paperwork still trails the build: the SLF, the PBG building approval and the rental license are all in progress. Twenty-eight lease years come with it, and the owner offers no extension. Our listing database marks the zone as tourism (pink), which we confirm with an RDTR extract. The asking price is Rp 5.63 bn.
Ownership
You'd take a 28-year leasehold, transferred in front of a notary after our checks come back clean. The materials mention no extension. Three permits remain with the regency, and nightly letting needs every one: the PBG building approval first, then the SLF occupancy certificate, then the rental license (NIB).
| Form of ownership | LeaseholdForeigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 28 yearsThe owner's papers don't mention a renewal. We count the years left from the day you sign and write any extension terms into the contract. |
| Zoning | Tourism zone (pink), per our databaseBefore the deposit, we check it against an RDTR Badung extract. |
| Building approval (PBG) | In progressThe owner still has to hand us the permit number and extract before any deposit. Without a PBG the house has no legal standing. |
| Seller | Owner, completed homeNo developer appears on this listing because the owner sells directly. Before the deposit we trace the seller's right and every earlier contract on the plot. |
| Certificate of occupancy (SLF) | In progressWe've asked the owner for the SLF. The rental license can't come without it. |
| Short-term rental license (NIB) | In progressAirbnb, Booking.com and other platforms are removing villas that don't hold a valid rental license (NIB). Until this property gets its license, we model long-term rental only. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Escrow | Not needed, the house is finishedYou pay at the notary's office as the right passes to you. |
| Furniture and handover | Fully furnishedFurniture and appliances stay with the house. We list them in an inventory attached to the contract. |

Our listing database has no payment plan for this finished house. Terms come once our review ends.
Location
Pererenan sits just west of Canggu, with surf, cafés and rice fields packed into one small area. Villas are taking over the fields fast, so a house with a paddy view carries extra weight.

Pererenan Beach is about 800 m out, Seseh roughly a kilometer. Batu Bolong takes seven minutes by scooter, longer when traffic toward Canggu builds up.
Straight answers
Nothing. The seller pays our commission, and it already sits inside the asking price. Our own budget funds the pre-deposit review: the owner's right, 28 remaining lease years and any extension wording, the zone on an RDTR extract, and how far the owner has taken the PBG and SLF paperwork. You get our report in writing, with every loose end flagged, before any money moves.
Yes. You'd tour on Zoom from home while a Bali notary completes the deed through a proxy you appoint. Because the villa is furnished, we take delivery for you against the inventory, writing up the structure, pool and appliances. Money moves only as the right transfers. Keys and papers stay with our Bali team until you arrive, so the signing needs no flight.
Our tracked nightly rates belong to another segment and don't match a privately owned finished house, so this page carries no model. Ask, and a custom model for this two-bedroom follows, with an area rate, a spread of occupancy cases and costs pegged at 40% of revenue. Treat that output as a planning figure, since income here carries no guarantee.
Not legally. Booking platforms now remove listings without a rental license, and the regency issues one only after the SLF. All three documents for this house are still in progress. Until they arrive, we model monthly rentals. The contract can set a deadline for the paperwork and keep part of the price in reserve until the owner delivers.
