Exposed steel beams run over one open living, dining and kitchen space in this completed Ungasan villa: 220 m² (≈ 2,370 sq ft) across two floors on a 210 m² plot, three bedrooms, an 18 m² pool and a green outlook. Handover took place in December 2025. The owner holds freehold, furniture included, at Rp 6.27 bn.

Property
Central Ungasan keeps everything within a short ride: GWK Cultural Park eight minutes by scooter, Karma Beach nine, Pandawa fifteen. The two-story house covers 220 m² while the plot measures 210 m², so the ground floor gives most of the yard to the 18 m² pool and a terrace.
Downstairs feels like a loft. Steel beams stay visible overhead, the kitchen island is cut from green stone, and the living room drops into a sunken sofa. A wooden staircase leads up to three bedrooms with timber floors. The main one adds a sitting corner and a walk-in wardrobe. There are three bathrooms in all.
Freehold (Hak Milik) sits with the owner. A foreigner can't take it directly, so the options are your own PT PMA with HGB or a long lease, and we choose the structure before the deposit. Our listing database records a yellow residential zone. The owner's applications for PBG and SLF are both in, and the furniture stays with the house.
Ownership
Hak Milik remains the owner's, and it can't pass to you as a private foreign person. You'd hold the villa through your own PT PMA with HGB for 30 + 20 + 30 years, or under a long lease from the owner. Taxes and running costs differ, so we run both with a notary first. The owner is still processing the PBG and SLF.

The middle of Ungasan is residential and calm. Karma and Green Bowl beaches take around ten minutes, and so does the road out to GWK and Jimbaran.

Buyers pick Ungasan for land and quiet at prices below Uluwatu. You'll reach the beaches by scooter, since none is within walking distance.
Straight answers
No, you pay us nothing. The seller funds our commission, and Rp 6.27 bn already contains it. We pay for the checks ahead of the deposit ourselves: the owner's certificate, the purchase structure that suits a foreigner, the RDTR extract, and where the PBG and SLF applications stand. You receive a written summary with open questions listed, so problems surface while you can still step back.
You can. You see the rooms on Zoom, and the notary proceeds under your power of attorney or through your company's director. Since the villa is furnished, our inspector goes room by room with the inventory and notes any wear on the structure, the pool and each appliance. Your money reaches the seller as the right changes, and we collect the keys in central Ungasan.
Not published. The rate corridor we've built belongs to a different segment, and applying it to a private three-bedroom home would mislead you. We'll run a dedicated model when you ask, based on the central Ungasan rate, occupancy scenarios and 40% of gross going on costs. The output is an estimate, and we can't guarantee what the villa earns.
Hak Milik can't go directly into a foreigner's name, so two routes work in practice. With your own PT PMA, the company holds the land as HGB: 30 years, then 20, then 30 more. The simpler route is a long lease signed with the owner. Taxes and upkeep differ between them. We cost both with the notary and settle on one before any deposit.
Yellow in the RDTR stands for residential use, so nightly letting is uncertain there. Before the deposit we obtain the official extract for this plot and read what it allows. If short-term rental doesn't pass, we model a long-term tenancy instead, which brings different income and a separate look at whether the price holds up.
