Three bedrooms share 550 m² (≈ 5,920 sq ft) of house on a 615 m² plot, with four bathrooms, a 34 m² pool, a billiard room and an upstairs terrace. The owner finished it in October 2025 and the furniture is part of the deal. It's a freehold sale by the owner at Rp 23.69 bn.

Property
GWK Cultural Park lies four minutes from this house by scooter, on the northern edge of Ungasan. Two white stories with wide glazing rise behind a lawn, and a spiral staircase climbs the facade. Out front sit the 34 m² pool and a timber deck with loungers.
Spreading 550 m² over only three bedrooms leaves a lot of shared space. There's a kitchen island with integrated appliances, a living room facing the pool and a separate billiard room with its own bar. Every bedroom has a private bathroom, and one keeps a freestanding black tub. A covered terrace fills part of the upper floor, and bathrooms total four.
The owner holds freehold (Hak Milik). A foreigner takes it on via a company, meaning a PT PMA holding HGB, or via a long lease. Our database puts the land in the pink tourism zone. Neither a building approval (PBG) nor an SLF shows up on file. The price is Rp 23.69 bn, roughly Rp 43 million per m² of house.
Ownership
What the owner holds is Hak Milik, which isn't open to foreign individuals. Two routes work for you: a PT PMA of your own holding HGB, or a long-term lease granted by the owner. We compare their costs with a notary and fix the choice ahead of any deposit. Both PBG and SLF are still missing, and a rental license can only follow them.
| Form of ownership | FreeholdForeigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). On this villa you'd pick between HGB through a PT PMA (30 + 20 + 30 years) and a long owner lease. |
|---|---|
| Lease term | Unlimited for the ownerThe owner's right has no expiry. As a buyer, your term depends on whether you go the HGB or the lease way, and the contract sets it before the deposit. |
| Zoning | Pink zone (tourism), per our databasePink allows tourist use on paper. We still get the Badung RDTR extract for this plot first. |
| Building approval (PBG) | Not issued, per our databaseWe want the permit number and extract from the owner ahead of the deposit. For a house of 550 m², the PBG decides whether all that area is legal. |
| Seller | Owner, completed homeThe owner handles the sale personally, and no developer features in it. We check the Hak Milik certificate and the documents that led up to it. |
| Certificate of occupancy (SLF) | Not issued, per our databaseWe need the owner to get an SLF, the step that unlocks a short-term rental license later. |
| Short-term rental license (NIB) | Not issuedWithout a valid short-term rental license (NIB), a villa gets pulled from Airbnb, Booking.com and the rest. None exists for this house yet, so our model uses long-term rent. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Escrow | Not relevant, construction is overThe notary coordinates the exchange, and the owner receives funds as the right is registered to you or your company. |
| Furniture and handover | Fully furnishedThe billiard table, bar, beds and appliances all transfer with the villa. The contract gets an itemized appendix. |

Terms
We found no payment plan for this billiard-room villa in the listing data. Our team shapes one with the owner once due diligence is done, and it goes into the contract.
Location
The GWK side of northern Ungasan is big-villa territory on large plots, with a quick run toward Jimbaran and the airport.

The pink zone and the sheer size open the door to renting the whole house to companies and big families. There's no sea view, and the beaches are about twenty minutes out.
Straight answers
We don't charge you. The owner's side pays our fee from the Rp 23.69 bn. Our due diligence before your deposit is free as well: the Hak Milik certificate, the PT PMA versus lease question, the pink-zone extract, and the PBG and SLF this house still lacks. Findings come to you on paper, with unresolved points spelled out, before a rupiah leaves your account.
Yes. A broker tours the house, the billiard room and the terrace with you on Zoom. Signing goes through a notary, on your proxy or via your PT PMA's director. We then compare the villa against the furniture list and document the state of the structure, the 34 m² pool and the appliances. Only then does the owner get paid, and our office in Bali holds the keys.
We keep yield numbers off this page. Our nightly-rate data covers another product type and says little about a 550 m² private house. Ask and we'll price it using an Ungasan rate for large villas, a band of occupancy cases and 40% of turnover as costs. Think of the result as our estimate, since a guaranteed income doesn't exist.
Not directly, because Hak Milik isn't available to foreign individuals. There are two working routes. You can buy through your own PT PMA and convert the right to HGB for 30 years with extensions, or you can take a long lease from the owner. The company route costs more to maintain. The lease is simpler, and we cost both with a notary before the deposit.
