Property
The house stands at the western edge of Ungasan, toward Dreamland, twelve scooter minutes from Karma Beach. On 442 m² (≈ 4,760 sq ft) of land, a wooden deck tracks the full length of the house beside a slim pool. Beyond it grow banana trees, with a few parasols set out on the grass.
You get three bedrooms and four bathrooms. One bedroom wall is dark stone, and full-height windows look into the garden. In the main bathroom, a freestanding tub sits by a window onto a small inner garden, while the others use glass showers. The kitchen is enclosed, and the living room opens onto the deck. Furniture and appliances remain.
Freehold (Hak Milik) belongs to the owner. As a foreigner you'd buy through your own PT PMA with HGB, or sign a long lease, and we agree the route before the deposit. Our database lists a yellow zone. It shows no PBG, no SLF and no short-term rental license (NIB) for the house. The villa costs Rp 9.41 bn.

Western Ungasan blends into Dreamland and Uluwatu. It's quieter than the GWK end and closer to the beaches on the west coast.

Houses with this much garden here tend to go to families moving in, rather than to rental investors. Supermarkets sit on the main road, so shopping means a drive.
Straight answers
You won't. The seller settles our commission out of the Rp 9.41 bn, and the checks ahead of the deposit cost you nothing either. They cover the Hak Milik certificate, the route a foreigner should take, the RDTR extract, and the PBG, SLF and rental license that don't exist yet. A written report follows, open issues listed, before your money goes anywhere.
Yes. Our broker walks the garden, deck and rooms with you over Zoom. Signing happens at a notary under a power of attorney you give us, or through your PT PMA. Since everything comes furnished, we inspect the villa item by item and log any faults in the deck, pool or appliances. The owner receives payment with the transfer, and your keys wait with us.
We don't show a yield for it. Our rate collection describes another category of property and won't fit a family house on 442 m². On request we'll set up a model for this villa with the west Ungasan nightly rate, varied occupancy and 40% of revenue marked for costs. It's an estimate, and no rental outcome comes guaranteed.
You can live there, since personal use needs no rental license. Without the PBG and the SLF, though, you can't rent the house out legally, and reselling gets harder. So the contract makes obtaining them the seller's job, with a deadline, and we hold back part of the price until all three documents arrive.
