You're buying mostly land. The plot is three times the footprint of the house, so there's room for a pool, a white-pebble yard and a separate pavilion. GWK Cultural Park is eight minutes away by scooter and Karma Beach nine.
It's one level under a Balinese tiled roof, with dark stone on the outer walls. Both bedrooms have their own bathrooms. The living room and kitchen run together, and sliding doors open straight onto the yard. Out in the pavilion you'll find a dining table and a summer kitchen with a sink and a fridge. The furniture stays.
The owner holds freehold. A foreign buyer has two ways in: set up your own foreign-owned company (PT PMA) and take the land under a right to build (HGB), or sign a long-term lease with the owner. We settle which one before any deposit. Our database shows a yellow residential zone, with neither a building approval (PBG) nor a certificate of occupancy (SLF) on file.
Ownership
Freehold (Hak Milik) belongs to the owner, and no foreign individual can hold it. Northern Ungasan leans toward GWK and the Jimbaran road, with shops and schools close by. The beaches are ten minutes away by scooter.

A written report lists what's unresolved, and any mismatch reaches you well ahead of a transfer.
Yes. The tour of the house and pavilion runs on Zoom, and the notary acts on a signed proxy from you. Since the villa comes furnished, one of our people walks it with the inventory in hand and notes how the walls, pool and appliances look, in an act both sides sign. Money clears when the right transfers. We pick up keys and papers in Ungasan for you.
