White walls and pale stone set this Ungasan villa apart: an 88 m² (≈ 945 sq ft) two-story house on a 130 m² plot, with two bedrooms, two bathrooms plus a guest toilet and a 10 m² pool. Handed over in March 2026, it keeps part of its furniture. It sells on a 33-year lease for Rp 3.13 bn.

Property
The house stands in eastern Ungasan, on the GWK side of the village. GWK Cultural Park is about five minutes by scooter, and Melasti and Green Bowl beaches take around ten. It's a compact build: 88 m² over two floors on a 130 m² plot, with the pool in the courtyard.
Downstairs you have the living and dining area, an open kitchen and a guest toilet. The 10 m² pool runs beside a green wall with loungers on the deck. Upstairs, two bedrooms share the floor, and every one has a private bath. One also steps out onto a balcony. Part of the furniture stays with the house.
The owner completed the villa in March 2026. Our listing database marks the plot as yellow, which means residential. The lease is 33 years, and the database also mentions a possible 35-year extension that the seller's offer doesn't confirm, so we'd pin that down in the contract. PBG and SLF applications are in progress.
Ownership
Expect a 33-year leasehold signed before a notary and paid as the lease passes to you. Our database hints at a further 35 years, which the seller hasn't put in the offer, so the contract must spell it out. The owner still has two permits to finish, PBG and SLF. With those issued, you can apply for the rental license yourself.

East Ungasan near GWK is a residential pocket with shops close by and a quick run to Jimbaran and the airport. The southern beaches are about ten minutes by scooter.

It works best if you'll live here yourself, with groceries nearby and the airport close. You won't walk to a beach from this street.

Zero. The owner's side covers our commission, which already sits inside Rp 3.13 bn. We spend our own money on checks before your deposit: who holds the right, the 33 years left on the lease and whether the 35-year extension holds, zoning under the RDTR, and the progress of both permit filings. Anything that doesn't match reaches you in writing first.
It is. One of us films a live walkthrough for you, and a notary signs with your power of attorney. Because part of the furniture stays, we compare the building, pool and appliances with an inventory and record their condition in a signed handover act. You pay as the lease becomes yours, while we pick up the keys and original papers.
The nightly rates we track cover a different segment and don't transfer well to a small private house. Say the word and we'll model this villa with an Ungasan rate, low-to-high occupancy and 40% of revenue gone to costs. Read the output as a projection only. Rental income on Bali never comes guaranteed.
You can, as long as a slice of the money waits on the permit. Without a PBG the house stays unlegalized, and neither the SLF nor a rental license can follow. We ask the owner for proof the application went in and a likely issue date, write that date into the agreement and keep a tranche back until the PBG arrives.
