Property
The second Re-Imagined Villas complex stands ten minutes from the center of Ubud. Seven villa types share the site, running from this 48 m² (≈ 515 sq ft) mini villa to a 230 m² four-bedroom. The mini is the compact end of the range: one bedroom, a private pool and a garden.
On the developer's plan the villa is round: 36 m² inside, a 12 m² terrace outside. There's the bedroom, a kitchen run along one wall and a bathroom with a shower and two basins. A freestanding tub faces a picture window onto the garden. The 12 m² pool meets the terrace. A couple has all the space it needs, and a private pool lets this villa charge more per night than a plain studio could.
Hak Sewa for 30 years covers the land, and the Gianyar RDTR zone check is underway. The developer's price is Rp 2.28 bn in five installments, starting with Rp 457 million. We model Rp 1.3 million a night at 60% base occupancy. One mismatch: the plan labels the plot 140 m², yet its area breakdown sums to 128 m². We're confirming that, the lot number and availability.
