Property
Eight villas are going up on a jungle-view site about ten minutes from central Ubud, and construction is roughly 70% done. The same team has delivered nine villas in Umalas and Melasti plus four spa complexes. You can visit those in person, which tells you more than any render.
Seven layouts span a 48 m² mini villa to a 230 m² four-bedroom, a wide spread for one small estate. Entry starts at Rp 2.28 bn, the 2BR lists at Rp 3.70 bn and the 4BR at Rp 7.06 bn. You pay in five installments through Q3 2027, when the developer plans handover.
On paper, the developer backs the project with a 10% net rental guarantee. Our models run on market rates and count the guarantee as a bonus once we've checked the guarantor and its balance sheet. Ubud has Subak farmland, so we ask for the plot's status separately from the building approval. Occupancy here trails the coast, and our base case is 60%.

Ownership
Your 30-year Hak Sewa lands in the notary's register, in your own name or your company's. The offer itself names no extension, while the unit sheets mention a 25-year priority renewal from the masterplan, and we're getting those terms in writing. SLF and licensing arrive after the Q3 2027 handover.

Straight answers
Nothing. The list price doesn't change when you come through us, because our fee is the developer's expense. Checks happen before your deposit, on our budget: the 30-year Hak Sewa and how renewal works, a Subak search on the plot via BHUMI plus Gianyar's RDTR, and the approval number the developer owes us.
The mini villa costs Rp 2.28 bn, the 2BR Rp 3.70 bn and the 4BR Rp 7.06 bn. In between sit a 1BR, a 1BR XL, a 2BR XL and a 3BR, priced from Rp 2.81 bn to Rp 5.12 bn. All figures come from the developer's price list, and we'll send the full sheet whenever you ask.
Five installments. You pay 20% at signing, which comes to Rp 740 million on the 2BR, and another 20% a quarter later. Next, 30% lands in Q1 2027 for the frame and roof, 20% in Q2 2027 for systems and finishing, and the final 10% at handover in Q3 2027. We match each one to a stage we've checked.
Yes. We run the viewing on Zoom from the site in Ubud, so the flight is optional. Your signature goes through a Bali notary on a power of attorney, while the handover inspection stays our job. Eight villas are under construction, and the developer is aiming for Q3 2027. Before each installment, someone from our team stands on the site and compares your villa's progress with the schedule in the contract.
