What counts as premium in Bali?

A villa with three or more bedrooms, at least 200 m² (≈ 2,150 sq ft) of living space, a private plot and a view of the ocean or a valley.

Is the whole premium segment listed here?

No. Premium lots often sell privately before a public launch, and we show part of that stock on request rather than in the open catalog.

Do large villas rent well?

They fill up in high season, but demand swings more with the calendar and running costs are higher. Many buyers here live in the villa for part of the year and rent it out in the peak months.

What should I check first?

The plot's zoning, the building approval (PBG), the lease term with its extension clause, and whether anyone can build in front of the view. We run those checks before you pay a deposit.
