EVDEkimi sells Sebelas Apartments only as one lot: 11 finished apartments in central Ubud for Rp 44.25 bn. Two buildings face each other across a courtyard with a pool, a café and a lounge, 460 meters from the palace in a straight line. A 25-year lease covers the land and the buildings.

Sebelas Apartments stands in the middle of Ubud, 460 meters from the palace as the crow flies. Monkey Forest is about 1.2 km away, PARQ Ubud about 2.4 km. Warungs, cafés, spas and guesthouses line the lanes around it, so guests handle most errands on foot. On a 488 m² plot, two three-story buildings face each other across a courtyard.
The courtyard holds a shared pool, a beanbag lounge and a café with a bar counter. Across 11 apartments you get 530 m² (≈ 5,700 sq ft) of living space. Plans for the second and third floors show four units of 37.9–39 m², one of 41.8 m², a 60.7 m² two-bedroom and a 116 m² three-bedroom. Each apartment has an equipped kitchen, a washing machine and a bathroom with a stone basin.
The land and property agreement runs 25 years, which makes it a leasehold. EVDEkimi prices the whole complex at Rp 44.25 bn and asks for a 30% deposit to start. The materials give no per-apartment prices and no ground-floor plans. We're confirming availability with the developer, along with the company behind the sale, the zoning, both building certificates and whether a rental license exists.

Sizes follow the second- and third-floor plans in the developer's presentation. The complex sells as a single lot for Rp 44.25 bn, with no prices per apartment. We've asked the developer for the ground-floor plans.
Ownership
EVDEkimi sells 25 years of rights to the land and both buildings, which makes this a leasehold. The presentation says nothing about renewal, so we ask for those terms in writing. The buildings stand finished, and we request the SLF, the PBG and any rental license before the deposit rather than after.

The palace, the market, cafés and spas are all walkable from here, so a guest never needs a scooter. The price of that is heavy traffic and tourist noise on the main streets.
