Two bedrooms in Melasti for Rp 2.42 bn: a compact 75 m² (≈ 805 sq ft) house on a 144 m² plot, with two bathrooms, a 12 m² pool and a listed ocean view. It's off-plan, with handover in December 2027. The base lease runs 20 years, and we're confirming the 33-year extension shown in the listing.

Property
Rp 2.42 bn buys two bedrooms in a complex going up on the Melasti hillside. From the gate, Karma Beach is six minutes by scooter. The architecture leans Mediterranean, with whitewashed walls, arches and lattice screens.
Seventy-five square meters is tight but workable. Living room, kitchen and dining share one open space, and each of the two bedrooms pairs with a bathroom. The plot is nearly double the house, which leaves the yard free for a 12 m² pool. Some furniture comes with the sale. Every image you see is a render for now.
The zone reads yellow in our database, and the leasehold (Hak Sewa) base is 20 years. A 33-year extension appears in the listing, yet the owner left the box marking it as offered unticked. That's the first thing we clear up. The building approval (PBG) and certificate of occupancy (SLF) are in progress.
Ownership
Twenty years of lease are firm. The listing mentions 33 more, but the owner hasn't confirmed offering them, so we want written extension terms and a price from the landowner before any money goes out. You sign a PPJB during the build and the lease deed at handover. PBG and SLF are still in progress.
| Form of ownership | LeaseholdForeigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 20 + 33 years, extension to confirmThe listing pairs a 20-year base with 33 extra years, 53 in total. Since the owner hasn't ticked the extension as offered, the contract must spell out that right and its price before the deposit. |
| Zoning | Yellow zone (residential), per our databaseWe match the database entry against a Badung RDTR extract before the reservation. |
| Building approval (PBG) | In progressBefore the deposit, we need the permit number and extract from the owner. A house without a PBG can't gain legal status. |
| Seller | Owner, home under constructionYou'd buy from the owner, and the listing carries no developer name. We review the seller's right and each prior agreement. |
| Certificate of occupancy (SLF) | In progressThe SLF comes once the house is finished, and the short-term rental license can only follow it. |
| Short-term rental license (NIB) | Not issuedNo valid short-term rental license (NIB) means Airbnb, Booking.com and similar sites take the listing down. So until the finished house gets one, we plan around long-term tenants. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Escrow | None, the market works without itYour protection is the structure: payments tied to verified construction stages and a late-delivery penalty in the contract. |
| Furniture and handover | Partly furnishedBefore you reserve, a written list separates what the owner leaves from what you'll need to add. |

Terms
Our listing records hold no payment schedule for this villa. We'll propose construction-linked payments, and once the checks come back clean, the PPJB fixes them in writing.
Location
Melasti is the southern slope of Ungasan above Melasti Beach. Right now it sees more small-villa construction than anywhere else in the village.

All the building next door cuts both ways. The area is growing fast, but expect construction noise around you for the next couple of years.
Straight answers
Zero on your side. The seller carries our commission, and Rp 2.42 bn already includes it. We cover the pre-deposit checks too: the owner's right, the firm 20 years and whether the 33-year extension really exists, the RDTR zone, and the progress on PBG and SLF. Our written report names every loose end before you commit a single rupiah.
It is. We stream the building site to you, and a notary signs with your proxy. Each installment follows a verified construction stage. Once the house is done, our team inspects it and hands the owner a list of defects to fix. Final payment moves against the lease transfer, and progress videos from Melasti replace your site visits.
Nowhere on this page, on purpose. The rate range in our files suits a different kind of listing and would distort the picture for a small private villa. If you ask, we'll run the Melasti numbers: a local nightly rate, cautious-to-strong occupancy, with operations eating 40% of revenue. Read it as an estimate, since no one can promise income.
Twenty years are firm today. The listing shows a 33-year extension, but the owner hasn't marked it as offered. Before the first payment we ask the landowner for written extension terms with a price. Without that document, we calculate payback over 20 years and use it as your starting point in the price talks.
