The Home-room is the entry key at Ramada Nusa Dua by Wyndham, a 168-key hotel project in the ITDC enclave with an art collaboration by MayinArt. You buy the room and hand it to the operator. It has one or two bedrooms depending on the type, and the developer hasn't released the floor area yet.
This suits a buyer who wants a passive holding. You don't vet guests or sign with a management company. The operator keeps its cut of revenue, and you get what's left plus owner stays. Before anything else we need two answers: the legal form of room ownership, and what the brochure's 15 to 15.8% actually means.
In our model the room earns Rp 1.2 million a night. That's under the Nusa Dua median of about Rp 1.8 million on AirROI, because the median includes big villas. Market occupancy sits near 40%.
