Property
Eternal Villas stands on Jalan Kahuripan II in Ungasan, about three kilometers from the sea. The plateau here runs between Melasti and Dreamland: Dreamland and Balangan are ten minutes by scooter, Melasti twenty. It's a small project, and the drawings set the villas in three rows along a shared walkway with a pond.
The architects are a Spanish firm from the AD100 list. Both layouts have a double-height living room, an infinity pool on the upper level, a zen garden off the bathroom and a work corner. On engineering, the developer lists heavy waterproofing, seven-layer moisture-resistant render, imported aluminum windows, a Belgian smart-home system and sensors for motion, leaks and smoke. Furniture is teak, and the pool equipment comes from the US.
The land lease runs 25 years in a tourism zone. The two-bedroom villa of 141.7 m² (≈ 1,525 sq ft) on a 107.9 m² plot costs Rp 7.08 bn. The three-bedroom of 218 m² (≈ 2,345 sq ft) on 124 m² lists at Rp 8.48 bn, though our database currently marks it sold. The developer doesn't state the extension in years, so we get that in writing with the handover date.

We took areas, plots and prices from our own listing records, and the per-floor sizes from the developer's working drawings. Those records give the two types different lease terms: 25 years for the two-bedroom and 27 for the three-bedroom.
Ownership
You'd lease the land for 25 years with priority renewal, though the developer's deck quotes 27 years for the whole project. Nobody has put a number on the renewal, so we get the term and its formula in writing before a deposit. First comes a small refundable deposit, next a preliminary lease-and-build contract, and the main lease at key handover.

The developer offers two plans. The standard one splits 30 / 30 / 25 / 10 / 5 against 40, 65 and 85% completion. The other runs 20 / 20 / 15 / 15 / 30, and that final 30% comes in equal parts during the first year after you get the keys. The deck's last page shows a third split, 30 / 30 / 20 / 15 / 5, so the PPJB fixes the real schedule after due diligence.
Location
Kahuripan II sits inland on the Ungasan plateau, so you drive to the beach, but land and villas cost less than on the Uluwatu cliffs. Short-stay homes across Ungasan earn close to Rp 2.6 million per occupied night, with 38.8% of the calendar booked.

Owners here get the peninsula's surf beaches within a short ride at a lower price per square meter. In exchange, the street has no shops within walking range.

At Eternal Villas we're asking for the lease renewal formula, the handover date, the PBG extract, the name of the developer's PT and an RDTR extract for the plot. The written report lists whatever stays open.
Yes. A broker takes you around the site on Zoom, and you give a notary your signature by proxy while our team runs acceptance locally. The villas are in finishing, and the developer hasn't named a key date. Tranches follow confirmed progress, and the final 5% pays out only against the document pack and the main land lease.
