Property
Jungle Temple is the middle size at AURA, SPG's wellness resort in Ubud. It sits between the Zen studio and the large Earth villa, and it's the smallest format with a separate bedroom. The resort operator lets it to guests and handles cleaning, check-in and repairs, which suits an owner who lives abroad.
SAI Architects drew the plan. Inside you have 45 m² (≈ 485 sq ft): a 20.5 m² kitchen and living room, an 18.8 m² bedroom with a desk and wardrobe, and a 5.5 m² bathroom. Glass walls open both main rooms onto a 25.2 m² terrace with a 7.7 m² pool facing the rice fields. Couples on a retreat week pay for exactly that view.
The villa costs Rp 3.04 bn, paid in installments across 24 months. Tenure is Hak Sewa for 33 years. The plot and zone passed our check, the building approval exists, and SPG targets Q2 2027 for handover. We agree the exact payment split in the contract after due diligence.
Ownership
This villa comes on a Hak Sewa lease of 33 years, registered by a notary to you or a company you control. We count the remaining term from the Q2 2027 handover and write any extension into the contract. You sign a PPJB, then pay over 24 months. Occupancy certificate and rental license follow completion.
| Form of ownership | Leasehold (Hak Sewa)Foreigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 33 years (Hak Sewa)The 33 years come from SPG's offer. We measure what's left from handover in Q2 2027 and set out any renewal in the contract. |
| Zoning | Plot and zone checkedDocuments from SPG confirm the plot and its zone in the Gianyar spatial plan (RDTR). Copies ride along with our pre-deposit report. |
| Building approval (PBG) | IssuedSPG holds the approval for this build. You'll see its number and extract in our report on the villa. |
| Developer | SPGBefore any deposit we look up the selling company and the projects it has delivered. |
| Certificate of occupancy (SLF) | Due at handover, Q2 2027Nobody can apply for a rental license without the SLF, which comes at completion. Your closing payment depends on those papers. |
| Short-term rental license (NIB) | After handoverAirbnb, Booking.com and other platforms are removing villas that don't hold a valid rental license (NIB). Until this property gets its license, we model long-term rental only. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Developer escrow | None, the market works without itYour protection is the structure: payments tied to verified construction stages and a late-delivery penalty in the contract. |
| Furniture and handover | Turnkey, Q2 2027You receive the villa fully fitted in Q2 2027. Until then you follow SPG's installment plan, and the final transfer waits for the documents. |

Location
Ubud draws guests who stay a week or more for yoga, detox programs and quiet. That demand keeps a pool villa busy, but occupancy trails the beach areas.

Buyers pick Ubud for retreat and long-stay demand. The cost is lower occupancy than the coast, around 38% across the area according to AirROI.

Straight answers
One bedroom, a kitchen and living room, and a bathroom, 45 m² in all. Outside you have a 25.2 m² terrace with your own 7.7 m² pool and a view over the paddies. SPG delivers it turnkey with furniture, and the resort operator takes care of guests. It's the entry point for buyers who want a real bedroom.
SPG's price list puts this villa at Rp 3.04 bn, and it's on sale now. You pay over 24 months. For comparison, the Zen Temple studio in the same resort is Rp 1.87 bn, so the extra buys a bedroom and a bigger terrace. We confirm in writing that your specific villa is still free on the day you reserve.
Zero. SPG covers our fee, so you pay its list price and nothing more. Before the deposit we review the land lease, the permits and the draft contract at our own expense. You then get a written report naming every open point and the step we're taking on each.
Yes, the trip is optional. We run a Zoom tour of the villa site and the works in progress. A notary executes the documents for you by proxy, and money moves on the contract timetable. At handover our inspector walks the villa and sends you photos, video and a written defect list.
SPG sells these villas on a Hak Sewa lease of 33 years. A notary records it in your own name or under your company. Before the deposit we ask for the land lease and the plot extract. We also calculate the term left at the Q2 2027 handover and add renewal terms to the contract.
