What you get

The villa sits north of central Ubud, on the way to the Tegallalang rice terraces. Jungle and villages surround it, and the restaurants of the center are about half an hour by scooter. The plot measures 800 m² (≈ 8,610 sq ft). The house takes less than half, and lawn, garden and pool fill the rest.

It's a single-story house with floor-to-ceiling glass walls and a roof that reaches well past the facade. Living room, dining area and a kitchen with a stone island form one open space that steps out to the terrace. All three bedrooms come with private bathrooms, and one shower opens onto a walled courtyard. The pool measures 63.5 m², and the furniture stays.

The owner finished the house in January 2026. The owner holds freehold; a foreign buyer takes the house as HGB through a foreign-owned company (PT PMA), and we price that structure separately. Our listing database marks the zone yellow, residential. We've asked the owner for the PBG number, the SLF and the license position, all due before any deposit.

The owner holds freehold, and a foreign buyer can't register Hak Milik personally. Your company, a PT PMA, can hold an HGB right over the property, or you convert it to a right-to-use title (Hak Pakai) as a resident with a stay permit. Settlement happens at the notary. The PBG and SLF are in process, and the rental license follows the sale.

Nothing. The seller's side pays us out of the Rp 17.84 bn. Before your deposit, and at our cost, we confirm the owner's right and the basis of the freehold, design the structure that gets it to you, read the RDTR extract for the zone, and track the PBG and SLF. A written report of open items reaches you before any payment.

Can I buy this Ubud villa remotely?

Yes. A Zoom tour covers the viewing, and the notary signs for you, backed by a power of attorney you give us. Because the villa stands complete with furniture, we take it over with the inventory in hand and note how the structure, pool and each appliance look in a signed act. Payment follows the transfer of the right, and the keys come to us locally.

Is there a yield model for this villa?

Not published here. Our rate files cover a different segment and don't apply to a private house of this size. We'll model this villa if you ask, with the north Ubud nightly rate, occupancy cases and a 40% cost line. Take the result as an estimate, since nobody guarantees income.

How does a foreigner buy a freehold villa in Bali?

Not in your own name, since only Indonesian citizens hold Hak Milik. Most foreign buyers use a PT PMA, an Indonesian company with foreign shareholders, and the company holds the land under HGB, issued for 30 years and renewable after that. Residents with a stay permit can take Hak Pakai instead. We match the route to your plans and cost it before the deposit.

Why is the house so large for three bedrooms?

The 338.5 m² comes from the open plan: living room, dining area and kitchen share one volume under a single roof, plus wide terraces and bathrooms with their own courtyards. On the 800 m² plot the house covers less than half, and the garden and 63.5 m² pool take the rest. We check the floor plan against the PBG before the deposit.
