Property
The villa stands east of central Ubud, toward Pejeng. Goa Gajah is nine minutes by scooter and Puri Saren palace about twenty. Jungle surrounds the house, and the terraces look straight into the treetops.
Few Ubud houses reach this size: 930 m² (≈ 10,010 sq ft) of floor area on a 928 m² plot, spread over several levels. Open living rooms step out to wide terraces and a 56 m² pool. All four bedrooms have their own bathrooms and walk-in closets, with six bathrooms in total. The kitchen has its own room, and the furniture stays with the house.

At our expense we look into the owner's right, the years left on the 29-year lease and any chance of renewal, the zone in the RDTR and the progress of both the PBG and SLF. You then read our written report on what's still open, and mismatches surface before you pay.
Yes. A Zoom viewing replaces the trip, and your notary signs under a power of attorney. The house stands ready with its furniture, so we walk it with the inventory and record the condition of each level, the pool and the appliances. You sign the acceptance act, pay against the transfer of the right, and our team takes the keys.
