A 275 m² (≈ 2,960 sq ft) house on 435 m² (≈ 4,680 sq ft) of land, a few minutes on foot from Jimbaran Bay. You get three bedrooms, four bathrooms, a 7-meter pool and a shaded rooftop terrace. The owner finished it in December 2016, holds freehold and asks Rp 12.22 bn with the furniture.

Property
Kedonganan is Jimbaran's fishing quarter, with a morning fish market and seafood grills right on the sand. The villa sits on a residential lane near the shore, and the owner says the beach is walkable. Coco Supermarket is about six minutes by scooter. Ngurah Rai Airport is roughly a quarter of an hour away.
Downstairs, one long room holds the kitchen, the dining table and the lounge, all behind a glass wall that opens to the 7-meter pool. Three bedrooms share four bathrooms, so guests never queue for a shower. Upstairs, woven sofas sit on a rooftop terrace under an awning. The furniture stays with the house.
The house is close to ten years old, so we'd book a technical inspection of the roof, the pool and the wiring before any deposit. Our record marks the zone red, a color RDTR maps often use for trade and services. Only an official extract shows what this plot actually allows, and the record lists no PBG or SLF yet.
Ownership
The owner holds Hak Milik with no end date, a right a foreigner can't take over personally. You'd buy through a PT PMA that holds the plot as HGB, or sign a long lease registered with a notary, and we settle that choice with you first. Neither the PBG nor the SLF shows up in our record, and the house has no rental license yet.

Our records show no installment plan for this villa. You and the owner set the timing after due diligence, and it goes into the contract in writing.
Location
Kedonganan is the part of Jimbaran nearest the airport: bay frontage, the fish market and dinner tables on the sand. Locals live here, and so do people who fly a lot.

Beach and airport both sit close by, which is the appeal. The airport cuts the other way too: the runway isn't far, and you'll hear planes over the bay.
Straight answers
Nothing. The seller covers our fee, which the Rp 12.22 bn asking price already includes. Our budget, not yours, funds the pre-deposit review: the Hak Milik certificate, the RDTR extract for the plot, the building approval and the occupancy certificate. You receive a written report with what's confirmed and what isn't. Any mismatch reaches you before a single rupiah does.
Yes, most of our buyers never board a plane for the signing. You tour every room on a video call, then sign a notarized power of attorney so the notary can close without you. The house sells furnished, so we check each piece against the inventory in person and sign a handover report covering the walls, the pool and the kitchen gear. Your money moves only when the right transfers.
Not on the page. Our rate data comes from a segment unlike this one and would skew the math for a private family house. On request we'll model this Kedonganan home with Jimbaran's nightly rate, three occupancy scenarios from cautious to strong, and running costs at 40% of revenue. You can buy it, but you can't legally rent it out, and reselling it later gets harder. A finished house can still get its PBG after the fact. The cost depends on the design and on what the zone permits. Before your deposit, we get a quote from an architect and the notary, then either split the cost with the seller in the contract or take it off the price.
