With just 108 m² (≈ 1,160 sq ft) of land, the house grows upward: 163 m² over two floors behind a solid concrete front with a brick screen. You get two bedrooms with built-in wardrobes, two and a half bathrooms and an open kitchen and living room. The pool measures 22 m². Air conditioners are in place, and the price includes the furniture.
Our listing records mark the zone yellow, meaning residential. Paperwork on the PBG and the SLF is still underway on the owner's side. North Nusa Dua is the lived-in part of the peninsula, right next to the resort zone. The lagoon hotels and beaches are a few scooter minutes away.

An address for daily life rather than postcards: quick runs to Jimbaran and the airport, the beach by scooter. There's no view, and the price reflects it.
Straight answers
You pay us nothing. Our commission is the seller's cost, already inside the price. Before any deposit, and at our expense, we look at the owner's freehold, which ownership route suits you, RDTR zoning, and progress on the PBG and SLF. Everything unresolved goes into a written report, and mismatches come out before money moves.
Yes. Instead of flying in, you tour the house over Zoom, and a notary handles the signature on your proxy. Since construction and furnishing are complete, we accept the house against an inventory, logging the structure, pool and appliances in a signed record. Payment releases at the moment the right transfers, and keys come to us locally.
Never in your personal name. Option one: a foreign-owned company (PT PMA) acquires the house, and the right converts to HGB running 30 + 20 + 30 years. Option two: you lease from the owner for a long term. We weigh both against your plans, and the choice goes into writing before any deposit.
The house covers almost all of it, so there's no garden: the outdoor space is the 22 m² pool and the deck beside it. Inside, though, you get 163 m² across two floors, two bedrooms and two and a half bathrooms. A couple or a family with a child has room. A big group would feel cramped.
