Property
You're in the same residential strip of Bingin as the other one-bedroom villas nearby. A scooter gets you to the beach steps in four minutes, and to the warungs just as fast. The plot is small at 75.4 m² (≈ 810 sq ft), so every spare meter went into the courtyard, which holds the pool under a big umbrella.
Inside, a living room with the staircase opens straight to the water. The kitchenette has open shelves rather than cabinets. Upstairs sits the bedroom with its own bathroom, and a guest toilet makes it one and a half. Two air conditioners, the garden, a covered terrace and a bike spot come with it. So does the furniture, which means no fit-out budget.
Our database lists the zone as pink, for tourism. The base lease runs 32 years, and the owner says a 20-year extension follows. The price is Rp 4.36 bn. Before the deposit we're asking the owner for the permit number, the SLF and any rental license.

Bingin is a small cliff-top part of Uluwatu with high occupancy and little room to haggle. Supply stays tight because the coast has protection and building on the slope costs a lot.

A compact courtyard home lets faster than a large villa, because surfers come for two weeks of waves. On the other hand, it's too small for a family of four.
Straight answers
Zero. The seller pays our commission out of the asking price. We also fund the document review before your deposit: who holds the lease, how the 32 + 20 year term and its extension work, the zoning extract, and the status of both permits. You receive a written opinion that lists each open point, and any problem surfaces while your money is still yours.
You can. Viewing happens over Zoom, and the notary relies on your power of attorney for the signing. We accept the furnished house against an inventory, noting any wear on walls, pool and each appliance. Money goes out as the lease changes hands. There's no need to fly in, because our team receives the keys and papers locally.
Not on the page. The nightly rates we've collected come from other kinds of rentals, and a private one-bedroom house earns on its own terms. Ask us and we'll price this plot specifically, using the Bingin nightly rate, low, mid and high occupancy, and costs equal to 40% of revenue. It stays an estimate rather than a promise of income.
Thirty-two years is the base term in the lease. The owner declares another 20 as an extension, 52 years in total. The second part only holds if the documents spell out its condition and price. That's what we check before the deposit: we get the landowner's written terms, with the price, and write them into your contract.
