The cheapest way into AURA, the wellness resort SPG is putting up in Ubud, costs Rp 1.46 bn. You get an apartment in the main building on a 33-year lease, paid over 24 months, and the resort operator handles every booking. We're still confirming which size and layout that entry price buys.

Property
The apartments share a building with AURA's three temple-villa formats, and SPG's resort operator handles letting and upkeep. You own the unit, and the operator runs it. If you want a small stake in a managed resort rather than a whole villa, this is the lowest price SPG lists.
SPG's materials describe two apartment formats. Mono Aura is a 35.7 m² studio (≈ 385 sq ft) with a balcony and its own bathroom. Horizon Flow measures 44.6 m² and opens onto a terrace over the rice fields. The price list doesn't say which one sells at the entry figure, and that answer changes the rental math.
Tenure runs 33 years under Hak Sewa. Plot and zone both check out, and the building approval is in place. Entry costs Rp 1.46 bn, spread over 24 months, with handover in Q2 2027. Before you commit we want the size, the floor and a payment schedule from the developer in writing.
Ownership
You'd lease this apartment for 33 years under Hak Sewa, registered with a notary in your name or through your company. The term is SPG's stated offer, and we're waiting on the land lease document. A PPJB comes first, then installments over two years. You'll get the SLF, and after it a rental license, only once the building is complete.
| Form of ownership | Leasehold (Hak Sewa)Foreigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 33 years (Hak Sewa)Thirty-three years is the figure in the developer's offer. The land lease that backs it is on our document request. |
| Zoning | Plot and zone checkedThe developer backed the plot and its Gianyar RDTR zone with documents. You receive copies attached to our written findings. |
| Building approval (PBG) | IssuedA building approval exists for the resort. We add its number and an extract to the report you get before paying. |
| Certificate of occupancy (SLF) | Due at handover, Q2 2027The SLF follows a finished building, and a rental license needs it first. We link the last payment to receiving that paperwork. |
| Short-term rental license (NIB) | After handoverAirbnb, Booking.com and other platforms are removing villas that don't hold a valid rental license (NIB). Until this property gets its license, we model long-term rental only. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Developer escrow | None, the market works without itYour protection is the structure: payments tied to verified construction stages and a late-delivery penalty in the contract. |
| Furniture and handover | Turnkey, Q2 2027The apartment comes furnished when SPG hands it over in spring 2027. Payments track the developer's plan until the documents arrive. |

Location
Ubud guests come to slow down, and many book a retreat or a yoga course before they book a room. A small resort unit suits that guest. The coast still wins on occupancy.

By AirROI's count, the average Ubud listing earns Rp 2.1 million a night and stays booked 37.7% of the year. Resort studios price below whole villas, so we'd model this one near Rp 1.2 million.

Straight answers
SPG lists the entry apartment at Rp 1.46 bn. That buys a 33-year leasehold in Ubud, payable over 24 months. The materials show two apartment formats, a 35.7 m² studio and a 44.6 m² unit with a terrace, and we're confirming which one matches this price. Ask us before reserving, since size drives the rental income.
You pay us nothing. SPG covers our commission, so your price matches the developer's list. Before you put down a deposit, our team reviews the land, permits and contract, and we pay for that work ourselves. You get a written report listing every question that still needs an answer.
You can close the whole deal from home. We show you the building and the works on a live Zoom from the site. A notary handles signing through a power of attorney, and your money moves in installments set by the contract. After handover we inspect the apartment ourselves and send photos, video and a snag report.
SPG sells these apartments on a 33-year Hak Sewa. We file the lease with a notary in your personal name or through your company. We request the land lease and the plot extract before any deposit. We also work out how much of the term remains at the Q2 2027 handover and put any extension terms into the contract.
We need the unit's size and layout first, and SPG hasn't matched them to the entry price. A 35.7 m² studio and a 44.6 m² apartment with a terrace earn different nightly rates in Ubud. Once the developer confirms which one you'd buy, we'll build a model at your chosen occupancy and send it over.
