One bedroom, 41 m² and a parking space of your own, in a low-rise building three scooter minutes from Berawa Beach. Residents share a terrace pool, a lobby and a gym. The building opened in March 2024. The lease runs 26 years, the furniture stays, and the owner asks Rp 2.07 bn.

Property
The apartment sits at the southern end of Canggu, on the Berawa side. Berawa Beach is three minutes away by scooter, Batu Bolong seven. You get a flat in a low-rise building with a terrace pool, a lobby and a gym, a rare format in an area where almost everything for sale is a private villa.
Inside are 41 m² (≈ 440 sq ft): a bedroom with a full-height window, a shower room, and an open kitchen that shares one space with the living area. The listing doesn't promise a view. The private parking spot counts for more, because Berawa streets fill up fast. Furniture and appliances stay, so you can move in right after the deal closes.
Handover took place in March 2024. Our listing database puts the plot in the pink tourism zone, where nightly rental is allowed. The lease covers 26 years with no extension on offer. Before any deposit, the owner owes us the PBG number, the certificate of occupancy (SLF) and an answer on the rental license.
Ownership
You buy the remaining leasehold, 26 years with no stated extension, and the notary moves it into your name when the money changes hands. The building approval (PBG) and the certificate of occupancy (SLF) are still in progress on the owner's side. The rental license (NIB) comes after the deal, in the new owner's name.
| Form of ownership | LeaseholdForeigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 26 yearsNo extension appears in the materials. We count the years left on the day of the deal and write any renewal terms into the contract. |
| Zoning | Tourism zone (pink), per our databaseAn RDTR Badung extract confirms it before your deposit. |
| Building approval (PBG) | In progressWe ask the owner for the number and a copy before the deposit. Without a PBG, the home has no legal standing. |
| Seller | Owner, completed homeNo developer on this listing: the owner sells directly. We trace the owner's right and the chain of agreements before the deposit. |
| Certificate of occupancy (SLF) | In progressThe rental license depends on it, so we request the SLF from the owner early. |
| Short-term rental license (NIB) | After the dealAirbnb, Booking.com and other platforms are removing villas that don't hold a valid rental license (NIB). Until this property gets its license, we model long-term rental only. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Escrow | Not needed, the home is builtYou pay at the notary, at the same moment the leasehold passes to you. |
| Furniture and handover | Fully furnishedThe apartment comes with furniture and appliances, listed item by item in an appendix to the contract. |

Terms
The listing has no payment schedule. We agree one with the owner and write it into the contract after our checks.
Location
Berawa is the beach end of Canggu, with clubs, cafes, gyms and surf schools along one strip. It gets loud in high season. Still, tenants find a place here faster than anywhere deeper inland.

Berawa Beach is under a kilometer down a straight road. Getting to Batu Bolong means crossing central Canggu, which jams in the evening.
Straight answers
Nothing on your side. The seller pays our commission, and it's already inside the asking price. Before your deposit we check, at our cost, the owner's right, the 26 years left on the lease, the RDTR zoning extract, and where the PBG and SLF stand. You get a written report with every open point. If something doesn't match, you hear it before any money moves.
Yes. We show it to you on Zoom. You then sign through a notary holding your power of attorney. The apartment is complete and furnished, so we accept it against the inventory: the building, the pool and each appliance, recorded in a signed act. Payment goes through at the notary as the lease transfers, and our team picks up the keys and papers for you.
We don't publish a model for this apartment. Our rate data covers a different segment, and it doesn't carry over to a privately owned apartment. Ask and we'll run one for this unit: a nightly rate for Berawa, a few occupancy cases, and costs at 40% of revenue. The result is an estimate, not a promise of income.
The price covers the 41 m² apartment with its furniture and appliances, the parking space and a share of the common areas: pool, lobby and gym. On top you pay a monthly building fee, utilities and the tax due when the right changes hands. We get the fee amount and the house rules from the owner and show them in your numbers.
The zone allows it, according to our database: it's pink, the tourism category. Booking platforms still need a rental license (NIB), which the new owner applies for after the deal, once the SLF is in hand. Until then we model long-term rental. We also read the building's rules on short stays before you commit.
