Your apartment covers 55 m² (≈ 590 sq ft) in a small low-rise complex on a shared 440 m² plot in central Bingin. From the gate, it's a three-minute ride to the beach stairs and about the same to the warungs. You enter off a common terrace. The 30 m² pool in the courtyard is shared by every resident.
Inside, one open room holds the kitchen, living area and dining table, and it opens straight onto the pool. The bedroom has a wardrobe and a door to the only bathroom, which has a stone basin and a shower. Air conditioning is already installed. The owner leaves the furniture and appliances, so you or a tenant can move in the week after closing.
Our listing records put the land in the pink (tourism) zone. At 21 years, this is the shortest lease we carry in Bingin, and that's why the price stops at Rp 2.05 bn. We haven't received the building approval (PBG), certificate of occupancy (SLF) or rental license (NIB) yet. The owner has to produce them before any deposit.
Ownership
You'd take over a 21-year leasehold with no extension mentioned in the owner's materials, and the notary re-registers the lease in your name on the day you pay.
