A single-story house in Seseh, still under construction, with handover set for September 2026 by the owner. You get 172 m² on a 180 m² plot, three bathrooms, a 20.8 m² pool and a terrace facing the rice paddies. The Rp 5.63 bn price includes furniture. The 31-year leasehold comes with no stated extension.

Property
The house is in Seseh, on the quiet stretch between Pererenan and Cemagi, with rice fields on every side. The black-sand beach is about eight minutes by scooter. It's all on one level, and the terrace and pool face the fields. At 172 m² (≈ 1,850 sq ft) on a 180 m² plot, the house fills nearly all its land, so there's almost no garden.
The kitchen, living and dining areas share one open room that steps out to the terrace. You get two bedrooms and three bathrooms, plus a pavilion with a bar next to the 20.8 m² pool. There's parking for a car on the plot. The owner sells it turnkey, furniture and appliances included.
Work is still underway, and the owner states a September 2026 handover. Our listing database shows the plot in the yellow zone, which is residential. The 31-year lease has no extension anywhere in the papers. The PBG and the SLF are both still in process with the regency, and the buyer applies for a rental license after closing. Asking price: Rp 5.63 bn.
Ownership
You'd buy a 31-year leasehold, counted from the contract date, with no renewal on offer so far. The builders are still on site and the permits aren't finished, and the rental license is yours to get after closing. Most of the money goes through the notary when the lease transfers. The rest follows your signed acceptance of the finished house.
| Form of ownership | LeaseholdForeigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 31 yearsThe seller's materials don't offer an extension. Our math uses the years left on signing day, and any renewal terms we negotiate go into the contract. |
| Zoning | Yellow zone (residential), per our databaseWe pull a Badung RDTR extract to confirm the zone before the deposit. |
| Building approval (PBG) | In progressThe owner shows us the application number and extract first. A house needs a PBG to be legal. |
| Seller | Owner, house under constructionThe owner sells directly, so no developer is listed. We trace the seller's right, the building contract and every document in the chain. |
| Certificate of occupancy (SLF) | In progressThe regency issues an SLF once construction ends. The rental license can't come before it. |
| Short-term rental license (NIB) | After the SLFAirbnb, Booking.com and other platforms are removing villas that don't hold a valid rental license (NIB). Until this property gets its license, we model long-term rental only. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Escrow | None, the market works without itWith the house unfinished, each payment waits for a stage or for handover, and the contract carries a penalty if the owner runs late. |
| Furniture and handover | Fully furnishedFurniture and appliances stay with the house. We list each piece in an appendix to the contract. |

Terms
Our database has no payment plan for this house. Since it's still being built, we write a schedule into the contract once our checks are done.
Location
Seseh has black sand, rice terraces and a temple on the shore, halfway between Pererenan and Cemagi. No surf, no beach club, just the sunset.

People buy here for green fields and quiet ten minutes from Pererenan. The trade-off: every café, restaurant and surf break is in the next village.
Straight answers
No. Our commission is on the seller's side and already in the Rp 5.63 bn. Before any deposit, at our cost, we confirm the owner actually holds the right, read the 31-year lease for renewal terms, check the zone against an RDTR extract and look at the PBG and how far the build has come. You get a written list of open points early enough to walk away.
Yes. A broker shows you the house live on Zoom, and the notary can sign on your behalf under a power of attorney. Since the builders haven't finished, we inspect twice. Before settlement we compare the work with the design. After handover we accept the house against a written act and a furniture list. You don't need to fly to Bali for any of it.
Our rental benchmarks come from a different type of listing, and they'd mislead you on a private two-bedroom. If you want a model, we'll build one for this house: a Seseh nightly rate, three occupancy levels and running costs at 40% of revenue. Treat the result as an estimate. Nobody can guarantee what a villa will earn.
It can make sense if every payment depends on a result. Before closing we verify the seller's right, the PBG and the building contract. The main sum moves at the notary only after those checks, against transfer of the lease. The balance waits for the signed acceptance, so a delay costs the seller, not you.
You can use the house and land for 31 years from the contract date. Then the plot goes back to the landowner. The materials show no extension, so we leave one out of the math. Before the deposit we ask the owner about renewal, and if there are terms, the price and length go straight into your contract.
