Property
You're on the southern side of Pecatu, toward Uluwatu. Samsara Beach takes five minutes by scooter and the temple around twenty. The house is compact at 89 m² (≈ 960 sq ft), but the plot gives it 166 m² (≈ 1,785 sq ft) of ground. The pool, a lounge deck and palms fill the middle of the yard.
Living room, kitchen and dining share one space under a tall ceiling, and full-height glass looks onto the garden. Both bedrooms have en-suite bathrooms. One opens onto the pool. Finishes stay light and simple: plaster, timber, microcement in the bathrooms. The furniture stays, and the car parks on the plot.
Construction wrapped up in September 2026. The lease runs 22 years, then a 25-year extension the owner has put on record, 47 in total. Our listing database codes the plot pink, the tourism zone. Before any deposit the owner owes us three papers: the PBG number, an SLF and the rental license.
Ownership
The deal hands you 22 years of leasehold with a declared 25-year renewal, so 47 years if both run their course. The renewal becomes its own clause in the notarial lease, price included. Two permits still need to come from the owner, the SLF and the PBG building approval. After closing, the rental license application falls to you as the new owner.

There's no payment schedule on file for this villa. We negotiate one with the owner once due diligence closes and put it in the lease.
Location
Pecatu's south coast means cliffs above Samsara and Nunggalan and quiet streets, with fewer tourists than Uluwatu or Bingin get.

For nightly rentals, the tourism zone is this address's main selling point. The catch: dining and groceries are in Uluwatu and Jimbaran, out of walking reach.

The first 22 years are the base lease on the land and house. The owner has already declared a renewal for another 25, which brings you to 47. We make the renewal right and its price a separate clause in the contract, so it never rests on a chat message. That check happens before the deposit, along with the years remaining.
