What you get

SOLAN is a small residence by Rait Living Spaces near Melasti Beach, at the southern end of Uluwatu. The team trained as architects, and you can see it in the plans: landscape, light and building were drawn together from the start. You choose between a studio, a one-bedroom and a two-bedroom.

What the documents say: Rait's company has paid for the land in full and holds it under HGB, in a pink zone that permits short-term rental. As a buyer you'd go through your own PT PMA or an agreement with Rait, and we work out which suits you. The materials mention HGB without a term, so we're asking for it.

A studio costs Rp 1.76 bn, a one-bedroom Rp 3.70 bn and a two-bedroom Rp 6.00 bn. The developer models nightly rates of about Rp 1.3, 2.7 and 4.3 million and shows 9.5–13% on its own exchange-rate assumption. Handover is Q4 2028, so your money sits in construction for about two years, and our math starts from that.

Ownership & what you actually get

The developer's company holds the plot under a right to build (HGB), bought in full. You'd own your unit via a company of your own (PT PMA) or a direct deal with the developer, and we compare both for your situation. The materials don't give the HGB term yet, and we get it in writing before any deposit.

What does Rise Real Bali charge at SOLAN?

Nothing. Rait Living Spaces funds our fee from the list price you'd pay anyway. Our pre-deposit checks for SOLAN cover the HGB papers of Rait's company and the way the right would pass to you, since the term is still open. We confirm the tourism zone through the RDTR and obtain the PBG number and a copy before any deposit.

Can I buy at SOLAN remotely?

Yes. You see SOLAN's plans and site over Zoom and sign by proxy through a notary. We handle the handover inspection. Rait has paid for the plot, units are in pre-sale and handover is Q4 2028. Every tranche follows a building stage our people have checked, and the final one waits for the SLF and the documents.

Where do the yield figures for SOLAN come from?

Every SOLAN unit page carries its own model, the studio included. The inputs: an AirROI nightly rate for the Melasti area adjusted for studio, one or two bedrooms, occupancy from our managed-rental segment and 40% of revenue for costs. The output is our estimate, with no income guaranteed.

How do the three SOLAN layouts compare?

The studio is the entry point at Rp 1.76 bn. A one-bedroom runs 40 to 54 m² for Rp 3.70 bn, and a two-bedroom 69 to 79 m² for Rp 6.00 bn, with seven of those in the building. All 27 apartments share the pools, restaurant, sauna and gym. The presentation gives one price per type, so we check each lot's size and price.
