  1. Plot zoningWe check the RDTR: residential, tourism or agricultural zone. Building outside the right zone is a demolition risk, not a formality.
  2. PBG and SLFThe building approval and the certificate of occupancy. Completed phases should already have an SLF in hand; phases under construction need an approved PBG.
  3. Contract partyWe look at who signs: the developer itself, its PT or an intermediary. That decides who you hold accountable for delays.
  4. Leasehold term and extensionThe end date and extension terms belong in the contract, not the presentation. Terms often differ between units in the same complex.
  5. Payment scheduleWe tie installments to construction milestones and the certificate of occupancy, not calendar dates. That way a delay doesn't cost the buyer money.
