Location
Around Nunggalan, southern Uluwatu has larger plots and upper floors that look out to the ocean. Few tourists come this way, and traffic is close to zero.

Other southern Uluwatu homes in our selection sit in orange or yellow zones. Pink zoning supports the price for nightly letting, provided the extract confirms it.

There isn't. The seller side pays our commission, and it already sits in the price. You receive a written summary of open questions before committing any money.
Absolutely. A broker gives you a Zoom tour, and the notary signs on your behalf through a power of attorney. The villa is done and furnished, so on the ground we compare the building, the pool and the appliances with the inventory and record what we find. The seller receives the money when the lease moves to you, and we collect the keys.
We don't post any here. Our dataset tracks rates for a different kind of stock, which would skew the math on a private house with a view. Say the word and we'll model this one: the local nightly rate, a range of occupancy and costs of 40% of revenue. Consider the result a Rise Real Bali estimate with no promised income.
Pink in the RDTR marks tourism land, where guest villas and nightly stays are allowed. That's the main condition for a short-term rental license (NIB).
