Builders are in final finishing on a two-bedroom pavilion villa in west Uluwatu, and the owner plans handover for December 2026. The price is Rp 6.10 bn, furnished, on a 24 + 25 year lease. You get 171 m² (≈ 1,840 sq ft) on a 290 m² plot, a 12 m² pool, a garden and an open living area under a timber roof.

Property
The villa stands in the western part of Uluwatu, between the temple and Suluban Beach. The water is six or seven minutes away by scooter, Padang Padang about eight. From the terrace on the 290 m² (≈ 3,120 sq ft) plot you look over treetops and garden, not the ocean.
The layout works as one open pavilion. Kitchen, living and dining share a single space under a tall timber roof and open onto the 12 m² pool. Each bedroom is air-conditioned and has a private bathroom, and garden wraps the whole house. The owner hands it over turnkey, with furniture and appliances in the price.
Our database places the plot in an orange zone, meant for tourism use. The base lease is 24 years. Add the 25-year extension the owner declares and you reach 49. PBG paperwork is in progress. West Uluwatu, between the temple and Suluban, is surf country full of cafes and rental villas. Demand holds all year: surfers come in the dry season for the waves, and quieter months bring people who want calm.

A garden house with no ocean view costs noticeably less than its clifftop neighbors, which keeps the entry price down. In high season, guests pay more for a view.
Straight answers
Zero. The seller covers our fee, and the Rp 6.10 bn figure already contains it. We run the pre-deposit checks at our expense: who holds the right to sell, the 24-year base lease and the 25-year extension terms, the RDTR zoning, PBG progress and the route to an SLF. Anything unresolved lands in a written report before you transfer a single rupiah.
You can. We walk you around the site over Zoom, and with a power of attorney the notary handles the signing. Payments follow the construction stages. When the builders leave, our engineer walks every room and lists snags in a signed acceptance act. We film progress at each stage and send it to you, so there's no need to fly in.
We don't post a model here. Our collected nightly rates describe another type of stock, and they'd mislead you on a private pavilion villa. On request we build one for this house from the area rate, several occupancy levels and running costs at 40% of revenue. Whatever it shows is our forecast. The villa's income isn't guaranteed.
It works when payments track the build rather than the calendar. The seller takes the main share as the lease transfers and the rest after the acceptance act. The contract names the December 2026 handover and a penalty for delay. We watch the site ourselves and send photos at every stage.
With the extension, you'd hold the house for 49 years instead of 24. That changes the math: the villa earns longer and sells more easily a decade from now. The extension only counts if the contract records its price and procedure, so we verify it and write it in before the deposit.
