BALANGAN · ID RR-5043
The owner finished this villa in November 2024, and every piece of furniture stays with it. You get 160 m² (≈ 1,720 sq ft) of house on a 200 m² plot, two en-suite bedrooms and an 18 m² pool, five minutes by scooter from Balangan beach. The lease runs 31 years, for Rp 3.88 bn.

Property
The house stands on a residential lane up on the Balangan plateau. Scooter time down to the beach is five minutes, and Jimbaran is roughly ten. Two stories take up most of the 200 m² of land, with the pool and a strip of garden filling the rest of the lot.
Kitchen, living and dining share one open room that steps straight out to the 18 m² pool. Both bedrooms keep a private bathroom, and air conditioning runs in every room. Finishes stay light: plaster, timber, arches and lit niches. The owner leaves furniture and appliances behind, and a private parking spot spares you a monthly bill.
Handover took place in November 2024. The lease covers 31 years, and our listing database shows no extension. It also places the plot in a yellow, residential zone. Paperwork for the PBG and the certificate of occupancy remains open with the owner. We'll ask for proof of filing and a timeline before any deposit. Price: Rp 3.88 bn.
Ownership
Thirty-one years of leasehold pass to you, with no extension on offer, so we value only the years left at signing. Payment and re-registration happen together at the notary. On the owner's desk, two permits remain open: building approval (PBG) and SLF. The rental license waits for both.
| Form of ownership | LeaseholdForeigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 31 yearsOur database lists no extension. We work out the remaining term at the closing date and write any renewal terms you agree with the owner into the contract. |
| Zoning | Yellow zone (residential), per our databaseBefore the deposit, we compare it with the Badung RDTR extract for the plot. |
| Building approval (PBG) | In progressThe owner has to show the permit number and extract before you commit money. The PBG is what gives the house legal standing. |
| Seller | Owner, completed homeNo developer appears here because the owner sells directly. Before the deposit we trace the owner's right through every earlier contract. |
| Certificate of occupancy (SLF) | In progressWe're asking the owner for it, because the rental license can't follow without an SLF. |
| Short-term rental license (NIB) | New owner appliesAirbnb, Booking.com and other platforms are removing villas that don't hold a valid rental license (NIB). Until this property gets its license, we model long-term rental only. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Escrow | Not needed, the house is finishedYou pay in the notary's office at the moment the lease moves to your name. |
| Furniture and handover | Fully furnishedFurniture and appliances go with the house. A signed inventory sits in an appendix to the contract. |

Our listing shows no fixed payment plan for this home. After the checks, the owner and our broker draft a schedule for the contract.
Location
Balangan is the surf beach on the Uluwatu side that sits closest to the airport, with warungs on stilts and a flat plateau above the water. Land costs less than in Bingin, though houses stand closer together.

Buyers pick Balangan for the short airport run and the surf, at a lower entry price than Bingin. The catch: few cafes of its own, so evenings out mean a drive to Uluwatu.
Straight answers
You pay us nothing. The Rp 3.88 bn asking price already carries our fee, and the seller covers it. Free of charge, we examine the owner's right, the 31-year lease and any chance of renewal, which RDTR zone the plot falls in, and where the PBG and SLF filings stand. A written report then lists open points, so any mismatch shows up before money moves.
Yes. A Zoom call takes you through the Balangan house, and a notary signs for you with a power of attorney. Because the villa comes finished and furnished, our broker ticks through the inventory at handover and notes any wear on walls, pool or kitchen gear. Your payment clears as the lease transfers, and we pick up keys and papers locally.
Our rate data covers other property types, not a privately built two-bedroom on the Balangan plateau, so a figure here would mislead. If you ask, we'll price nights at a Balangan rate, try three occupancy cases and take 40% off revenue for running costs. Treat that as a projection. Nobody can promise what the villa will earn.
Not straight away. The listing database files this plot under a yellow, residential zone, and short stays there often run into limits, so we read the RDTR extract first. After closing, you'd file for the rental license yourself, and that needs the SLF in hand. Until then, plan on a monthly tenant or a one-year lease.
