Builders handed over this two-level loft in January 2026, and the furniture comes with the sale. The house covers 80 m² (≈ 860 sq ft) of a 100 m² plot, with a 6 m² plunge pool and a terrace. The lease runs 22 years plus a 15-year extension the owner offers, and the price is Rp 3.56 bn.

Property
The house sits between Nyang Nyang and Nunggalan beaches. A scooter gets you to the first in four minutes and the second in five. Uluwatu Temple is ten minutes off. With 80 m² of house on a 100 m² (≈ 1,075 sq ft) plot, the pool and terrace take up nearly all the remaining land.
The loft has two levels under a tall ceiling. Downstairs, the sunken sofa looks out at the garden, next to a dining table and a kitchen with its own breakfast counter, and the glass wall slides aside. Concrete stairs climb to the upper level. You get one full bathroom, a separate guest WC, and all the furniture and appliances.
Handover took place in January 2026. Our database puts the plot in the orange tourism zone. The lease covers 22 years, plus 15 more the owner says are available, 37 altogether. Before a deposit we need the PBG and SLF from the owner. The rental license becomes the buyer's job once the deal closes.
Ownership
The deal transfers a 22-year leasehold, and the owner offers a 15-year extension on top. Before you pay, we get the extension's price and terms into the contract so it isn't just a verbal offer. Payment and signing happen together at a notary. The owner is still completing the PBG and SLF, and your rental license follows them.
| Form of ownership | LeaseholdForeigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 22 + 15 yearsA 22-year base term with a 15-year extension the owner has put forward, 37 years in all. The contract fixes the right to extend and its price before the deposit. |
| Zoning | Orange tourism zone, per our databaseWe match it against an RDTR Badung extract ahead of the deposit. |
| Building approval (PBG) | In progressThe owner has to show us the number and extract before you pay a deposit. The house can't become fully legal without a PBG. |
| Seller | Owner, completed homeNo developer appears on this listing because the owner sells directly. We trace the owner's right and the chain of contracts ahead of the deposit. |
| Certificate of occupancy (SLF) | In progressWe ask the owner for the SLF, since the rental license (NIB) depends on it. |
| Short-term rental license (NIB) | New owner applies after the saleAirbnb, Booking.com and other platforms are removing villas that don't hold a valid rental license (NIB). Until this property gets its license, we model long-term rental only. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Escrow | Not applicable, the home is finishedYou settle at the notary's office as the leasehold passes to your name. |
| Furniture and handover | Fully furnishedFurniture and appliances stay with the loft. An inventory goes into the contract as an appendix. |

Terms
This listing came without a payment plan. Timing gets agreed between you and the owner once our review is complete, and the contract records it.
Location
A cliff drops to an empty beach here at the southern tip of the Bukit. Few houses stand nearby, and cafes and shops mean a ride into Uluwatu.

Buyers come here for a deserted beach and silence at night. Owners and guests alike need a scooter for everything else.
Straight answers
Nothing. Our commission is part of the Rp 3.56 bn the owner asks, paid from the seller's side. At our own cost we look at the owner's right to sell, the 22 + 15-year lease and how its extension works, the zoning extract, and how far along both the building approval and SLF are. A written memo lists every loose end, so any mismatch surfaces before you transfer a single rupiah.
Yes. A broker walks the loft with you on video, and your proxy lets a Badung notary sign in your absence. Because the loft is finished and furnished, we tick off the inventory piece by piece and write up how the concrete stairs, plunge pool and kitchen appliances look on the day. Your money moves when the lease changes names, and we pick up the keys.
Not here. The nightly rates we track come from bigger rental villas, and they'd flatter a one-bedroom loft like this one. On request we'll run numbers built for this lot: a Nyang Nyang area rate, a low, middle and high booking case, and 40% of revenue set aside for costs. Any figure it produces is a projection, with no income guaranteed.
The base term is 22 years, and the owner states another 15, which makes 37. For a house you plan to rent, that gap separates a tight payback from a comfortable one. The extension has to appear in the contract with a price and a procedure. Our job is to get it on paper before your deposit.
It's built for a couple or a solo guest: one bedroom, a living room with a kitchen, a plunge pool and a garden. Nightly stays need a rental license, which the new owner gets after the sale and the SLF. Until then we count long-term rent, and we'll run numbers for this house when you ask.
