You get an ocean view, a pool and an open living room in this two-story villa in west Uluwatu, listed at Rp 5.22 bn. The house has 127.5 m² (≈ 1,370 sq ft) on a compact 143.1 m² plot. It was finished in June 2026 and comes furnished. You'd hold a 31-year lease, and the PBG is already issued.

Property
Two beaches, Padang Padang and Suluban, each lie a six-minute ride from the door, with the temple eight minutes off. The 143.1 m² (≈ 1,540 sq ft) plot is compact. The house covers almost all of it, and the yard goes to the pool.
Across two floors and 127.5 m² you get an open kitchen with a stone island, a semi-open living room whose sliding windows face the pool, and a dining table by the stairs. Upstairs are two bedrooms, and one looks out to the ocean. Two bathrooms. Furniture and appliances stay in the house.
Handover came in June 2026, so the house is new. The PBG exists, the owner is still processing the SLF, and the rental license will be yours to request after purchase. Our database shows an orange zone, meaning tourism. The 31-year lease has no declared extension, and we raise that with the owner before the deposit.
Ownership
The lease runs 31 years, and the owner hasn't offered an extension yet, so we negotiate one before you commit. You sign the lease agreement at a notary against payment. The building approval (PBG) exists. SLF work continues, and after the purchase you apply for the rental license in your own name once it lands.
| Form of ownership | LeaseholdForeigners can't hold freehold (Hak Milik) in their own name. The legal routes are leasehold, a right-to-use title (Hak Pakai) for residents with a stay permit, and a foreign-owned company (PT PMA) holding a right to build (HGB). |
|---|---|
| Lease term | 31 yearsNo extension appears in the materials. We calculate the remaining term at the deal date and put any renewal terms on paper. |
| Zoning | Orange zone (tourism), per our databaseChecked against an RDTR Badung extract pre-deposit. |
| Building approval (PBG) | IssuedWe take the number and extract from the owner and match them to the register. |
| Seller | Owner, completed homeThe seller is the owner, so the card lists no developer. Title history and prior contracts go through our review. |
| Certificate of occupancy (SLF) | In progressStill with the owner. No SLF, no rental license. |
| Short-term rental license (NIB) | New owner appliesAirbnb, Booking.com and other platforms are removing villas that don't hold a valid rental license (NIB). Until this property gets its license, we model long-term rental only. |
| Indonesian nominee | Not usedPutting the property in a local person's name is a criminal risk under Perda 4/2026, and you can lose the asset in a dispute. We don't handle these deals. |
| Escrow | Not needed, the home is completeThe notary releases your payment when the lease changes hands. |
| Furniture and handover | Fully furnishedThe house sells with its furniture and appliances, listed in a contract appendix. |

Terms
There's no set schedule for this home, so after our checks you and the owner settle the installments in writing.
Location
Surf breaks, cafes and rental villas crowd this corner of the west coast. Bookings stay steady through the year, with wave riders in the dry months and quiet-seekers in the wet ones.

An ocean view with two bedrooms at this price is rare in Uluwatu, and the small plot explains it. The downside: no garden, and neighbors sit close.
Straight answers
No. The owner's side pays our commission, which the Rp 5.22 bn already includes. Our own budget covers the pre-deposit review: the owner's right, the 31 years on the lease and what a renewal could look like, the RDTR zone, the issued PBG and the pending SLF. You read our written findings before any money leaves your account.
Easily. We tour the finished house with you over Zoom, and the signature happens through a notary holding your power of attorney. Our staff check the building, pool and appliances against the furniture list and sign an acceptance record. Money leaves the notary's account only when your lease registers, and our staff collect the keys.
The rate data we hold covers a different kind of property, so it wouldn't fit this house. Tell us you want one and we'll prepare a model for this villa priced off the local nightly rate, with low, mid and high occupancy and 40% of revenue set aside for costs. That's a forecast, not a promise. Rental income is never guaranteed.
You can, with part of the payment tied to it. The house already has its PBG, which shows the build had approval. An SLF proves the finished building follows those plans, and licensing for rentals depends on it. We take proof of the owner's filing and a deadline, then write both into the contract with a holdback.
For a rental home, yes. Guests pay for the pool, the view and the beach nearby, not for a lawn. Because the house rises two floors, the whole yard serves as pool and terrace. The one trade-off is close neighbors, so at the viewing we check where the bedroom windows face and whether road noise carries.
